A Historic First: MJP Conveyancing Completes Its First Electronically Signed TR1

We are proud to announce that MJP Conveyancing has reached a significant milestone in the digital transformation of property transactions. We have successfully completed our first TR1 transfer form signed entirely using Qualified Electronic Signatures.

The conveyancing profession is changing, and at MJP Conveyancing we have always believed in leading from the front. That is why we are delighted to share that we have completed our first ever TR1 signed using Qualified Electronic Signatures, a moment that marks a genuine step forward not only for our firm, but for the future of how homes are bought and sold in England and Wales.

The TR1, which is the standard form used to transfer ownership of registered land, was signed electronically by the sellers of a residential property using technology provided by Veyco. The completed document has now been delivered to the buyer's solicitors for submission to HM Land Registry.

What Are Qualified Electronic Signatures and Why Do They Matter?

Since August 2025, HM Land Registry has accepted documents signed using Qualified Electronic Signatures for property transactions including transfers, charges and assents. A Qualified Electronic Signature is the most secure form of electronic signature available, carrying the same legal standing as a traditional handwritten signature. Crucially, the identity of each signatory is verified in advance by a Qualified Trust Service Provider, which means there is no need for a physical witness to be present when the deed is executed.

This removes one of the most common sources of delay and inconvenience in the conveyancing process. No more coordinating diaries with witnesses, no more printing and posting documents back and forth across the country, and no more waiting days or weeks for signed paperwork to arrive. The entire signing process can be completed securely and remotely in a matter of minutes.
